Start with the structure your property needs
Give the engineer the survey, retained ground uses and any earlier wall plans. Include pools, patios, vehicles, buildings and dock connections near the shoreline. Ask what site investigation is needed to select the wall system.
- Existing and proposed shoreline alignment.
- Cap elevation with a named survey datum.
- Supports, drainage and connections to neighboring walls.
- Any temporary protection needed during removal.
Plan the sequence before comparing the finish
- Establish the design basis. Confirm the survey, wall geometry, retained ground, nearby uses and needed investigation.
- Resolve the approval route. Put the same alignment, heights and connections on the plans used by every reviewer.
- Plan removal and temporary support. Record how docks, utilities, access and retained land will be managed while the existing wall is disturbed.
- Build, inspect and restore. Define inspection stages, drainage details, landscape or paving restoration and the records delivered at completion.
This is a planning sequence, not a construction method. The designer and contractor need to specify the temporary works and actual installation sequence for the site.
Compare systems against the same brief
| System | Questions to resolve |
|---|---|
Concrete | How are panels, cap, reinforcement and connections detailed for the site? |
Vinyl or composite | What section, supports and retained height are assumed? |
Steel | What corrosion protection and inspection provisions are specified? |
Hybrid or riprap alternative | What footprint, access and environmental review would this approach need? |
A material name is not a complete specification
Compare like with like
Use the same wall length, retained height, supports and access assumptions. Two quotes headed “vinyl wall” can describe different systems.
Plan for the exposure
Marine steel can sit in atmospheric, splash, tidal or submerged conditions. Ask how the design addresses the actual exposure and future inspection.
Define the handover
Request the approved plans, accepted revisions, inspection record and maintenance instructions. Keep product warranties with installation responsibilities.
Color, panel thickness or a broad lifespan claim cannot settle which system suits the property. Read the complete design and exclusions before ranking prices.

Keep the wet-face alignment in the approval record
Show the existing and proposed wall on the same plan. A change toward the water, removal, fill or dock alteration can change the authorization route. Confirm each part with the local reviewer and DEP Central District before relying on a contractor’s proposed method.
Make removal and restoration measurable
- Identify the equipment route and permission to use it.
- Define what happens to docks, utilities, fencing and planting.
- List demolition, disposal, temporary stabilization and final grading.
- Record any operating or resident-access restrictions.
- Require final plans and inspection closeout in the handover.
Use the cost guide to compare complete proposals and the height guide to prepare your survey questions.
